Refurbishment plans for this extensive site were drawn up between the local NHS Trust, Western Challenge H.A. and Laing Construction. The project achieved PFI (Private Finance Initiative) status, and work started in the Spring of 2000. By completion in 2001 8 blocks will have been gutted and totally rebuilt, with accommodation standards up to the best available in the country. The residents enjoy the benefit of all their energy costs being included in their monthly rental charge. As political pressures to reduce costs in the NHS are never far from the public agenda Prefect were invited at the planning stage to work with the project team to devise the best energy control solution for the flats. Heating in bedrooms, kitchens, bathrooms and water tanks have been included in the conservation conscious plans.
The control strategy had to be simple yet effective in limiting consumption when flats are unoccupied. So, it was decided to tackle areas of highest energy use - heating and hot water - because of the intermittent usage patterns created by the shift working commonplace among nurses. The popular PRE5000 Touch switch, enabled comfort temperatures and run times together with a set-back temperature to be pre-selected for panel heaters in bedrooms and kitchens, eradicating any problem of over heating. PRE9270 boost run-back timers were fitted to water tank immersion elements again limiting over-use,and finally, bathroom fan heaters were restricted by a PRE9200 pull cord timer. Altogether, a very simple and highly effective barrier to wasted energy. Significant energy savings when compared to manual switching will pay for the controls within 2 years. |
